THIS VOLUME OF THE ENERGY MAINTENANCE MANUAL, A TECHNICAL SUPPLEMENT TO AN ENERGY CONSERVATION MANUAL, IS DESIGNED TO HELP HOTEL AND MOTEL STAFF UNDERSTAND ENERGY USAGE, EQUIPMENT, AND PREVENTIVE MAINTENANCE.
Abstract
THE MANUALS WERE DEVELOPED BY AN AFFILIATE OF THE AMERICAN HOTEL AND MOTEL ASSOCIATION. DEFINITIONS OF OPERATIONS, SERVICE, RECORDS, AND MAINTENANCE ARE GIVEN IN THIS SECOND VOLUME ALONG WITH SOME GENERAL GUIDELINES FOR COMFORT CONDITIONING SYSTEMS. SPECIFIC MODIFICATIONS IN OPERATIONAL METHODS AND MAINTENANCE PROCEDURES FOR AIR CONDITIONING/HEATING SYSTEMS ARE SUGGESTED ALSO. THE SUGGESTIONS DEAL WITH ENERGY CONSERVATION AND EQUIPMENT INSPECTION IN CENTRAL COOLING PLANTS. RULES TO MAINTAIN COMBUSTION EFFICIENCY ARE LISTED IN A SECTION ON STEAM BOILER SYSTEMS, AS ARE OPERATING AND MAINTENANCE PROCEDURES FOR IMPROVED BURNER-BOILER EFFICIENCY. OTHER TOPICS COVERED ARE DIRTY BOILERS, STEAM TRAPS, GAS-FIRED BURNER OPERATIONS, PILOT LIGHTS, AND WATER TREATMENT. MAINTENANCE, OPERATION, AND ENERGY-CONSERVING PROCEDURES FOR DOMESTIC HOT WATER BOILERS ARE GIVEN. A SECTION ON ELECTRICAL DISTRIBUTION SYSTEMS COVERS REDUCING ELECTRICAL LOSSES IN TRANSFORMERS, EMPHASIZING EFFICIENT ELECTRIC BULB USAGE. EFFICIENCY RATINGS AND LIFE-CYCLE COSTS OF ELECTRIC MOTORS ARE EXAMINED, AND CONTROLS APPLICABLE TO ALL SYSTEMS ARE DISCUSSED, INCLUDING THERMOSTATS, TIME CLOCKS, BOILER CONTROLS, AND VARIOUS OTHER HEATING AND COOLING CONTROLS. FINALLY, ENERGY CONSERVATION IS APPLIED TO LAUNDRY ROOMS, KITCHEN FACILITIES, AND SWIMMING POOLS. AN APPENDIX DETAILS HOW TO ORGANIZE AND CONDUCT A PREVENTIVE MAINTENANCE PROGRAM.
